PENERAPAN ANALISIS RASIO KEUANGAN DAN KONSEP ECONOMIC VALUE ADDED (EVA) UNTUK MENGUKUR KINERJA KEUANGAN PERUSAHAAN (Studi pada PT Pakuwon Jati Tbk dan PT Agung Podomoro Land Tbk yang Terdaftar di Bursa Efek Indonesia (BEI) Periode 2011-2013)
Abstract
The purpose of this study is to know the financial performance of PT Pakuwon Jati and PT Agung Podomoro Land Tbk listed in Bursa Efek Indonesia (BEI) periode 2011-2013 which is measured by  financial ratio analysis and Economic Value Added (EVA) concept. The type of this study is a descriptive analysis with a quantitative approach. The result of this study is financial performance of PT Pakuwon Jati Tbk based of leverage ratio, liquidity ratio, activity ratio, and profitability ratio are good altough there are some fluctuation and need to be fixed. Financial performance of PT Agung Podomoro Land Tbk based of leverage ratio, liquidity ratio, activity ratio, and profitability ratio are not really good and need to be fixed. The conclution of this study is that PT Pakuwon Jati Tbk ability to manage the capital activa to increase sales and profit is better than PT Agung Podomoro Land Tbk, but in the ability to solve the short-term liabilities, PT Agung Podomoro Land Tbk is better. The Economic Value Added (EVA) of PT Pakuwon Jati Tbk and PT Agung Podomoro Land Tbk has reached the positive number, which is indicated that the company has created the value for the stakeholders.

ABSTRAK
Tujuan dari penelitian ini adalah mengetahui kinerja keuangan PT Pakuwon Jati Tbk dan PT Agung Podomoro Land Tbk yang terdaftar di Bursa Efek Indonesia (BEI) yang diukur berdasarkan analisis rasio keuangan dan konsep Economic Value Added (EVA). Jenis penelitian ini merupakan penelitian deskriptif dengan pendekatan kuantitatif. Hasil dari penelitian ini adalah kinerja keuangan PT Pakuwon Jati Tbk yang diukur berdasarkan rasio hutang, rasio likuiditas, rasio aktivitas dan rasio profitabilitas cukup baik meskipun masih ada beberapa rasio yang mengalami fluktuasi dan masih bisa diperbaiki. Kinerja keuangan PT. Agung Podomoro Land Tbk yang diukur berdasarkan rasio hutang, rasio likuiditas, rasio aktivitas dan rasio profitabilitas tidak terlalu baik dan perlu diperbaiki lagi. Berdasarkan keseluruhan analisis rasio keuangan dapat disimpulkan bahwa PT Pakuwon Jati Tbk mampu mengelola aktiva modal untuk meningkatkan penjualan dan laba lebih baik dibanding PT Agung Podomoro Land Tbk, namun dalam kemampuan pembiayaan utang jangka pendek, PT Agung Podomoro Land Tbk memiliki kemampuan yang lebih baik. Nilai Economic Value Added (EVA) PT Pakuwon Jati Tbk dan PT Agung Podomoro Land Tbk telah mencapai nilai yang positif, mengindikasikan bahwa perusahaan telah mampu menciptakan nilai bagi para pemegang saham.
