PENGARUH PROFITABILITAS, PERTUMBUHAN PENJUALAN, STRUKTUR AKTIVA DAN UKURAN PERUSAHAAN TERHADAP STRUKTUR MODAL (Studi Kasus pada Perusahaan Property and Real Estate yang terdaftar di BEI tahun 2011-2013)

Abstract

Real estate and property sector as one of the industry sectors that have a high growthrate in addition to require sufficient capital in running its operational activities also seek to increase the value of the company and the prosperity of its owner. One of the important decisions facing the company manager was the decision of long-term funding, which is listed on the capital structure. The factors affecting the capital structure in this study that also as the independent variable is Profitability, sales growth, the structure of assets and the size of the company. Capital structure as the dependent variable. The data source used is the secondary data in the form offinancial statements and ICMD. The results of research that has been done with 4 independent variables in its effects on the structure of the capital showed that two variables have a significant influence to the structure of capital. the variable sales growth and structure of Assets, while the two other variables Size and Profitability of the company does not have significant influence towards the capital structure. Managers need to take into consideration the variables that affect the structure of capital, in which case the profitability, sales growth, the structure of assets and the size of the company.

ABSTRAK

Sektor property and real estate sebagai salah satu sektor industri yang mempunyai tingkat pertumbuhan yang tinggi selain membutuhkan modal yang cukup dalam menjalankan kegiatan operasionalnya juga berusaha untuk meningkatkan nilai perusahaan dan kemakmuran pemiliknya. Salah satu keputusan penting yang dihadapi manajer perusahaan adalah keputusan pendanaan berupa hutang jangka panjang, yang tercantum pada struktur modal. Faktor-faktor yang mempengaruhi struktur modal dalam penelitian ini yang juga sebagai variabel independen adalah Profitabilitas, Pertumbuhan Penjualan, Struktur Aktiva dan Ukuran Perusahaan. Struktur Modal sebagai variabel dependen. Sumber data yang digunakan ialah data sekunder berupa laporan keuangan dan ICMD. Hasil penelitian yang telah dilakukan dengan 4 variabel independen dalam pengaruhnya terhadap struktur modal menunjukkan bahwa 2 variabel memiliki pengaruh signifikan terhadap struktur modal yaitu variabel Pertumbuhan Penjualan dan Struktur Aktiva, sedangkan 2 variabel lainnya yaitu Profitabilitas dan Ukuran Perusahaan tidak memiliki pengaruh yang signifikan terhadap Struktur Modal. Manajer perlu mempertimbangkan variabel-variabel yang mempengaruhi struktur modal, dalam hal ini Profitabilitas, Pertumbuhan Penjualan, Struktur Aktiva dan Ukuran perusahaan.
